Generating Online Interest in Your Property

The internet is all the rage when it comes to real estate. According to the National Association of Realtors, when a buyer starts thinking of buying, the first place they turn is the internet. Just 10 years ago - it was getting in the car and driving around.

With gasoline prices approaching $3 a gallon, more and more people will search online first before they do any driving.

So - if you are an agent or a seller, how do you get your property noticed online?

Let's talk about being an agent first. If you are with a national franchise and/or your company is affiliated with the local board of Realtors, there is a good chance that your listings will get streamed to Realtor.com. Relator.com is the #1 property search engine in the world and just keeps getting bigger and better. The site is ranked by Alexa.com as the #8 site - in the WORLD. That's pretty big. Real estate agents already have this site in their favor.

As a home seller, you do not have such an advantage. You can either buy into one of the FSBO (For Sale By Owner) products out there that will put your home on the internet for you, or you can put up your own site and sales page for your home. Of course, if someone is searching for a home in your area, and your site doesn't come up on the first page or two of the major search engines, no one will ever see it.

With people shopping more online and doing less driving around, it puts todays home sellers (those selling without an agent) at a pretty big disadvantage. If they would list their home with an agent whose company has a popular internet presence, their home would sell a lot faster because of the increased exposure.

Our company site is such a site. If you go to Google and search on "Birmingham Alabama Homes for Sale", you will see that the Access Realty site comes in at #3 or #4 on the first page. That's a huge advantage for anyone who wants to sell a home in Birmingham.

One other way to sell a home is to generate a large roster of interested buyers. This can be accomplished online by setting up what are called mini-sites designed to capture llists of people who are currently in the market for a home. This works great for real estate agents but may not work so well with a seller of just one home. You can get more information on these mini-sites and how to accomplish this HERE. As I said before, this type of buyer generation works extremely well these days because almost everyone shops online before getting in the car and driving around looking for homes.

Genetics Play Key Role in Animal Health and Welfare, Aggression and Handling

Farmscape for November 4, 2024

An animal science professor with Colorado State University suggests, when it comes to health and welfare, aggression and animal handling, genetics is a key factor to consider.
"Pig Handling and Welfare" will highlight day one of Saskatchewan Pork Industry Symposium 2024, set for tomorrow and Wednesday Saskatoon.
Dr. Temple Grandin, an animal science professor with Colorado State University, says, while animal handling has improved dramatically over the past 40 years, one factor that plays a role is genetics.

Quote-Dr. Temple Grandin-Colorado State University:
I'm getting more and more concerned about both pigs and cattle that have things like foot and leg confirmation issues which makes them lame and that's going to make them difficult to handle.
There are some pigs and some cattle that have really bad foot and leg confirmation and it makes the animal lame.
Where we're having a problem is with some of the babies.
Right now, in cattle there's problems in certain parts of North America with congestive heart failure and lameness that's conformational, that's genetic and that's just pushing for meat traits.
It's gotten worse in the last 10 years in cattle.
Hopefully that's not happening to the pigs but I think foot and leg conformation is something that needs to be considered in any of these animals because we tend to indiscriminately breed for meat traits, you often end up breeding for bad feet and legs.
Some lines of lean pigs are very nasty about fighting and that’s not going to work in group housing.
You have to get the right pig.
I just read some research which I'm a bit concerned about where you get a pig that's really gentle, her piglets aren't as robust and strong.
That's not good, so you've got to find the right balance of genetics where we get a sow that doesn't fight a whole lot but she still breeds strong robust piglets.

What Every Genealogist Looks Forward To

Exciting times for any genealogist are defined as what I'm about to be going through very soon. On one of the 9 ancestral lines I've descended from, this one tracing back to Romania, I soon may be working with a researcher in Romania to "get the goods" for me. Early indications look like there may be a lot of info available.

Not only that, over the last 5 years, I've been in contact with 3rd cousins I've never met who are in other branches of the same line. They have added their own research to what I have, and what we've all accumulated together now makes it possible for the next step. They surely will be joining this journey to enjoy finding out more about our common ancestral origins.

If only I had Behold version 2 ready so I can record all this as it comes. But since I don't, I'm going to do the next best thing. I'm going to create a webpage of our family in Romania that will look's just like Behold's HTML output. This page will serve as our group's master data sheet. But it will also serve as a model for Behold. It will also include pictures with descriptions that will be a prototype for pictures in Behold.

Here's the nice thing. Once Behold Version 2 is ready, that data won't be lost. I'll be able to enter almost all of it into Behold simply by copying and pasting from the webpage. Then it should just be a matter of linking spouses together and assigning them their children.

If I can make the process that simple, then editing in Behold will be amazing!

gene

Family Research Web Page Generated by Behold

It took about 20 hours of my time to go through 6 years of my correspondence with my 6 discovered relatives on my Focsaner side from Romania, and custom build a GEDCOM file using Behold as my guiding tool.

This was a great dry run of what entering data in Behold will be like, except that I couldn't enter the data directly into the Everything Report, but typed it into a GEDCOM instead. The painful part was manually entering the ID numbers and the parent/child spouse/family GEDCOM links, but Behold's problem list helped me easily fix my incorrect entries.

I am now certain that data entry in Behold will be amazing. I entered data on 117 people and I was diligent in included 173 sources for that data. (The way I decided to organize my sources is the story for a future blog post.) I estimate this would have taken me only about 5 hours if Behold version 2.0 was available.

I'll let you see the result at: www.lkessler.com/focsaner.htm. Our group and our researcher in Romania will all be using this page as our reference point for the information we have, and I'll update it as we gather more info.

I also found a half-dozen little things not working in the html output (e.g. some links, sorting, etc) that I will be able to fix, and then I'll work on the display of pictures, using that page as the test case.

So I'm killing two birds with one stone: furthering development of Behold while also making some genealogical progress on one of my family lines. This couldn't be more exciting!

View of Preparing Educators to Teach and Create With Generative Artificial Intelligence

Paula MacDowell, Kristin Moskalyk, Katrina Korchinski, Dirk Morrison, Canadian Journal of Learning and Technology, Nov 13, 2024

This paper reports on a process where thirty-five teachers enrolled in an elective three-credit multimedia design course "engaged in experiential activities focussed on developing artificial intelligence (AI) literacy, alongside a collaborative assignment to co-author an open-access textbook, Teaching and Creating With Generative Artificial Intelligence." In the process, "the Student Artificial Intelligence Literacy (SAIL) framework was developed (illustrated)." The paper concludes with the usual recommendations ('do no harm', 'develop communication skills', etc.). Each participant wrote a chapter, though a common template was used. I very much like the idea of producing a useful open resource as part of class activities. Oddly, the article doesn't provide a link to the textbook, but I found it here. It's a nice selection of 'how-to' articles that readers, I think, will find useful. One chapter (chapter 20 1/2?) is missing.

Google News Feed Generator

Unlike Yahoo, Google has had a long standing resistance to offering RSS feeds for Google News queries. Hacks have long abounded from Julian Bond's GNews2RSS, Ben Hammersley's Google to RSS using the Google SOAP API, and Steve Rubel's advice in "RSS Hack for Sites That Don't Offer Feeds".

In this spirit, Justin Pfister has created gnewsfeed. Filling out the form uses a script that converts a Google news query (example) into an RSS feed (example). "I welcome anyone in the world," he humbly proffers, "to use it in an effort to become a more informed public."

Poor Justin. He's looking for a job. Maybe Adam Smith, and the Google Alerts product team will hire Justin to build in the syndication that Google should have offered long ago (hint).

Navigating the world of disinformation, deepfakes and AI-generated deception [Book Review]

Online scams aren't anything new, but thanks to artificial intelligence they're becoming more sophisticated and harder to detect. We've also seen a rise in disinformation and deepfakes many of them made possible, or at least more plausible, by AI. This means that venturing onto the internet is increasingly like negotiating a digital minefield. With FAIK, risk management specialist at KnowBe4 Perry Carpenter sets out to dissect what makes these threats work and the motivations behind them as well as offering some strategies to protect yourself.
