real All in 'The Family' is this politics or a cult? - First and foremost, this is not a conspiracy theory, nor a conspiracy in reality - What it is, is a horrible use of the gospel - something that men have been doing since it was first laid down - It By thechurchofjesuschrist.us Published On :: As I was watching some news last night, I saw this story on the Rachel Maddow show - and frankly, it's a bit creepy. I usually stop watching news by that late hour - else the children run screaming from the information overload. It concerns The Family, founded by Nazi-sympathizer, Abraham Vereide. As I was watching, I was figuring - 70 years ago? Um, right around the time all this gooblygook with William Branham started and the Manifest Sons of God. Actually, it is quite possible that these two crossed paths. (You may also want to check out this site as well.) -- Remember, these men who live in this house, all powerful, must surrender to being shepherded by another - and consider themselves 'chosen.' In other words, they may do as they choose for they are chosen for greatness in God, and will receive forgiveness. -- Note, from the above article: "At the 1990 National Prayer Breakfast, George H.W. Bush praised Doug Coe for what he described as "quiet diplomacy, I wouldn't say secret diplomacy," as an "ambassador of faith." Coe has visited nearly every world capital, often with congressmen at his side, "making friends" and inviting them back to the Family's unofficial headquarters, a mansion (just down the road from Ivanwald) that the Family bought in 1978 with $1.5 million donated by, among others, Tom Phillips, then the C.E.O. of arms manufacturer Raytheon, and Ken Olsen, the founder and president of Digital Equipment Corporation." -- One of the things that we must endeavor to do, is to make sure that we do not come off sounding like conspiracy theories. I detest them - they destroy when we should build up. They weaken us, because rarely ever are they true. First and foremost, this is not a conspiracy theory, nor a conspiracy in reality. What it is, is a horrible use of the gospel - something that men have been doing since it was first laid down. It takes the message of Christ and turns it into something political, something disgusting, something human. -- Instead of calling to sin, these people think themselves above the mercy of Christ. If we are chosen, then we are chosen to repentance. -- While the connection here between Ensign and Sandford will go unnoticed, it is well remembered that the Dominionists have stated time and time again that they seek to bring about a government of [Anti] Christ built on seven interconnected mountains - one of them being politics. Where else to start but politicians. Full Article Christian Church History Study 4. 1881 A.D. to Present (2012) - Corrupt modern bible translations and compromised Seminaries and Universities

People have no idea what the Pastor is purchasing in terms of real estate and investments, and they don't really even care because they trust him completely." -- This is not just a phenomenon in your town, but is widespread everywhere. Because in this era, pastors have been given celebrity status and encouraged to build their kingdoms, their resume, on ideas borrowed from the business realm. Over time they've been seduced by numerous voices from without and within the evangelical world, to produce measurably "effective" and "successful" ministries.. Pursuing and inculcating worldly business values and methodologies and wrongly applying them to the church and the realm of ministry. And basically it turns out to be an abandonment of their allegiance to the Lord in exchange for the approval of men and the respect of men, both in the church and in the world. -- Pastors and ministry leaders have been seduced by things appealing to their pride to pursue accomplishments and a measure of renown - respectability - for themselves. To be someone that others in the community (church and beyond) look up to and speak well of. -- Through many avenues and means, Christian pastors and ministry leaders have received worldly advice dressed up in acceptable Christian language, and coming from trusted "christian" sources. I employ the quotes because to look at the nature of what has come to be accepted as wise Christian insight and counsel, through resources such as Leadership Journal and Christianity Today, just to name two among a plethora of resources with a large readership among pastors, is to find, if one compares the "wisdom" offered from such sources, they wander quite a distance from sound spiritual wisdom or true compatibility with the word of God. -- Our pastors have been drinking from poisoned wells, even from what have been in the past trusted Christian sources. But, minus the requisite discretion and discernment that is expected of those we trust, a scourge has set upon the churches. Having listened to and consulted the voices of so many Pied Pipers in the business realm, there is very little left now of truly Holy Spirit-inspired leadership. We have been in the business of exchanging the truth of God for a lie for so long that we can barely distinguish the difference. Church and ministry leaders, in their efforts to win the worldly (yes I mean "worldly") to Christ through clever means, have drunk deeply from the wells of "vain philosophy and empty deceit". And we are sadly observing the results of that exchange. -- Clever wolves have entered in, and/or risen up from our midst, and had their effect upon the churches. I have observed with great sadness and sobriety the Christian establishment being given over to a host of clever lies and the spirit of the world. -- And hero worship has had a lot to do with it. A WHOLE lot to do with it. I think it's for lack of (or for need of) a hero in our lives that we (pastors and their flocks) have become worshippers of admired Christian men, inclined to enshrine them in a sort of "holy glow" - a sort of spiritual 'static' where we assume they will always and forever continue in a faithful path, as if they can do no wrong and, like their Lord, were immaculately conceived of the Holy Spirit. -- We have been, the whole lot of us - pastors and others alike - led onto deceptive paths because of having given our unquestioning trust to men with feet of clay. I believe we have entered a time of the Lord cleaning house, and waking His people up from a long slumber, a longer slumber than we would guess, wherein the enemy has now effectively infiltrated the mustard tree and overspread the churches. -- Jesus was careful to warn us that these days would come, and tremendous deception all around us was given as a key sign of the nearness of His return. He led with "See to it THAT NO MAN DECEIVES YOU." It was much more a matter of having our eyes/hearts exercised to recognize cleverly cloaked deception and delusion than it was ever a call to make an idol of earthly Jerusalem, for instance. JESUS is to be our focus; ALWAYS JESUS. We were instructed not to put our trust in man, but only IN HIM. -- So pastors are to blame, for having wandered from the scriptures as their sole source of spiritual light, life and guidance, and succumbing to spiritual blindness but so are we. We are living in a time of strong hero worship, leading to strong delusion, with sobering effect. The sooner we return our affection to the LORD and away from faulty leaders, the better for all of us. -- Chuck Smith is simply one example of what hero worship - the desire to elevate a hero in our midst (besides Jesus) can lead to. By giving our indiscriminate trust to men we admire, we forget that they can be just as prone to sin and error as the rest of us. The mercy of God is a great need in all of our lives, and our relationship with Him is to be first and foremost. I need these reminders as much as the next person. --- Lord, I'm thankful for your MERCY and your GREAT, GREAT kindness to us. Help us wind our way out of this mess we find ourselves in and into singlehearted allegiance to You and affection for your word. Clean us up and restore the broken places? and rekindle our love for YOU. real {Occult Infiltration of the Roman Catholic Church} The Revised Roman Empire - Christian and Rosicrucian Kabbalah [esoteric (hidden) teachings - the real NWO - New Age bible] - The origional Jewish [Witchcraft - King Solomon] Kabbalah --> Christian myst By www.kheper.net Published On :: Lull based his Art on the importance which Christian, Moslem [Islam], and Jew each attached to the Divine Names or Attributes, or, as he called them, Dignities. Lull mentioned nine Dignities (or Dignitaries): Bonitas (Goodness), Magnitudo (Greatness), Eternitas (Eternity), Potestas (Power), Sapientia (Wisdom), Voluntas (Will), Virtus (Virtue), Veritas (Truth), and Gloria (Glory). These are shown in the follwing diagram. ... In addition we also find the incorporation of the four elements [earth, water, air and fire] and the qualities, the seven planets and twelves [astrological] signs, medicine, alchemy, geometry, a letter notation, and so on. There is an elaborate system of correspondences, in that the nine Dignitaries have their correspondences in the celestial sphere, the human level, and the animal, plant, and material creation. In all this we see the influence, not only of Kabbalah, but also of Aristotlean categories, Augustinian Platonism (nearly all the Lullian Dignities can be found listed as Augustine's Divine Attributes), and the celestial hierarchies of angels of the Christian Neoplatonist Dionysius. [Frances A. Yates, The Occult Philosophy in the Elizabethan Age, pp.9-12]. -- Renaissance Kabbalah: Renaissance Christian Kabbalah was derived from a number of sources. Firstly, the christological speculations of a number of Jewish converts from the late 13th to the late fifteenth centuries. Secondly, the philosophical Christian and Renaissance speculation concerning the Kabbalah that developed around the Platonic Acadamy founded by the Medici family in Florence. Pico della Mirandola The Florentines, headed by the renowned Renaissance hermeticist Giovanni Pico della Mirandola (1463-94) believed they had discovered in Kabbalah a lost divine revelation that could give the key to understanding both the teachings of Pythagoras, Plato, and the Orphics, and the inner secrets of Catholic Christianity. Pico himself had a considerable amount of Kabbalistic literature translated into Latin by the scholarly convert Samuel ben Nissim Abulfaraj. Among the 900 theses Pico presented for public debate in Rome was the claim that "no science can better convince us of the divinity of Jesus Christ than magic and the Kabbalah", and he believed he could prove the dogmas of the Trinity and the Incarnation through Kabbalistic axioms. All this caused a sensation in the intellectual Christian world, and the writings of Pico and his follower Johannes Reuchlin (1455-1522) led on the one hand to great interest in the doctrine of Divine Names and in practical (magical) Kabbalah (culminating in Cornelius Agrippa of Nettesheim's De Occult Philosophia (1531) and on the other to further attempts at a synthesis between Kabbalah and Christian theology. [Gershom Scholem, Kabbalah, pp.197-8] -- Rosicrucian Kabbalah: By the late 16th century Christian Kabbalah began to be permeated with alchemical symbolism; a trend that continued through the 17th and 18th century. Well known representatives are the Rosucrucian philosopher and alchemist Robert Fludd (1574-1637) and the alchemist Thomas Vaughan (1622-1666) among others. One of the works of Fludd presents an interpretation of the Sefirotic Tree which he illustrates as a Palm (left), whose ten spreading branches raying forth from the lowest world suggest that man on earth is a microcosm or reflection of the macrocosm or universe. In the second half of the 18th century this alchemical kabbalah was combined with Freemasonic numerology and occultism, from which was ultimately to develop the extraordinary occult/magickal revival of the late 19th century known as the Hermetic Order of the Golden Dawn illustration (left) from World Trees by Hazel Minot Kircher's Tree from Oedipus Aegyptiacus published in 1652 by Athanasius Kircher, a Jesuit priest and hermetic philosopher -- Occult Kabbalah: By the 19th century the occultists of the French magician revival, such as Eliphas Levi (Alphonse Louis Constant; 1810-1875) and Papus (Gerard Encausse; 1868-1916) had lost all understanding of the original Jewish meaning of Kabbalah, and brought in various extraneous elements such as Tarot. Levi was an influential figure both on the Theosophy of Blavatsky and even more so the Golden Dawn Order of Mathers and Westcott, with it's unique Kabbalistic (or Qabalistic, to use the prefered spelling) formulation of Sefirot and paths, through which Kabbalah established itself in the contemporary Western Occult Tradition. real The Real History of the Crusades - The crusades are quite possibly the most misunderstood event in European history - Most of what passes for public knowledge about it is either misleading or just plain wrong -- Whether we admire the Crusaders or not, it By www.thearma.org Published On :: When we think about the Middle Ages, it is easy to view Europe in light of what it became rather than what it was. The colossus of the medieval world was Islam, not Christendom. The Crusades are interesting largely because they were an attempt to counter that trend. But in five centuries of crusading, it was only the First Crusade that significantly rolled back the military progress of Islam. It was downhill from there. When the Crusader County of Edessa fell to the Turks and Kurds in 1144, there was an enormous groundswell of support for a new Crusade in Europe. It was led by two kings, Louis VII of France and Conrad III of Germany, and preached by St. Bernard himself. It failed miserably. Most of the Crusaders were killed along the way. Those who made it to Jerusalem only made things worse by attacking Muslim Damascus, which formerly had been a strong ally of the Christians. In the wake of such a disaster, Christians across Europe were forced to accept not only the continued growth of Muslim power but the certainty that God was punishing the West for its sins. Lay piety movements sprouted up throughout Europe, all rooted in the desire to purify Christian society so that it might be worthy of victory in the East. ... Yet, even while these close shaves were taking place, something else was brewing in Europe-something unprecedented in human history. The Renaissance, born from a strange mixture of Roman values, medieval piety, and a unique respect for commerce and entrepreneurialism, had led to other movements like humanism, the Scientific Revolution, and the Age of Exploration. Even while fighting for its life, Europe was preparing to expand on a global scale. The Protestant Reformation, which rejected the papacy and the doctrine of indulgence, made Crusades unthinkable for many Europeans, thus leaving the fighting to the Catholics. In 1571, a Holy League, which was itself a Crusade, defeated the Ottoman fleet at Lepanto. Yet military victories like that remained rare. The Muslim threat was neutralized economically. As Europe grew in wealth and power, the once awesome and sophisticated Turks began to seem backward and pathetic-no longer worth a Crusade. The "Sick Man of Europe" (the Ottoman Empire) limped along until the 20th century [WWI], when he finally expired, leaving behind the present mess of the modern Middle East. real Jesus Walk 2012 -- Shepherds Heart Bible Study: What does Easter Really Mean? Discover what Easter really means to Christians - Don't let the secular world "steal" this holiest of holidays from you! Grow closer to Your Lord by Giving Easter By shepherds-heart-bible-study.com Published On :: In today's secular world, Easter earns millions of dollars for marketing companies - some of which are Christian companies. (Think Lifeway!) Pastel colored eggs, candies, and baskets scream "Buy Me!" from the supermarket shelves. The all-important "Easter Bunny" springs forth seducing kids and parents into a market-driven frenzy of eggs, chocolate, and giving gifts. What's missing? The real meaning of the Christian Easter Holiday! Where's Jesus in all of this? -- Before I became a Christian, Easter was just another holiday. I knew it was about Jesus, but I didn't really care. I often skipped church on Easter, preferring to stay home. After all, if I didn't love God during the rest of the year, why "fake it" by showing up in a suit one day out of the year - hoping the pastor would count me as one of the redeemed? But . AFTER I became a Christian, Easter took on a whole new meaning. Why shouldn't it? I mean, I LOVE Jesus. He lives within me. Easter became a special day of celebrating Jesus' victory over hell, death, and the grave. -- If I love Jesus and worship Him, then Easter becomes such a special day! Yet why do I see such apathy in other Christians when it come to celebrating the resurrection of our Lord? -- Why? I think it has to do with our culture, and how over-marketed we are. Everywhere we turn we're bombarded with messages to buy something. Every holiday has it's own theme, and Easter is no exception. Pastel colors bombard the eyes. Decorations are sold in most major department stores. I've even seen people put up "Easter trees" ... Just like a Christmas tree, but with eggs for ornaments. Why do Christians even fall for this? I mean, shouldn't we be "in the world, and not OF the world?" This is an important question, and I think the reason why most Christians give short shrift to Easter is because they don't want to face up to 3 basic truths of Christianity. -- As a pastor, I have heard the critique of my ministry that I spend too much time in the New Testament, and not enough time in the old. Fair enough. I do spend time in the New Testament. Part of that has to do with the fact that when I took a good hard look at Berean Baptist Church where I'm the shepherd, I came to the conclusion that as a church, we needed a fresh vision of who Jesus was. But just as a jeweler sets a diamond against a black velvet cloth to show it's luster, Christ makes the most sense to us when we see him in the grand perspective of our need of a savior. What are these 3 spiritual truths that we must embrace as Christians? ... Full Article - Basic Christian Christian Study
real Inflation Is About Expections, Not Only Reality By www.mwilliams.info Published On :: Tue, 17 May 2022 10:24:53 -0600 In this new era of stagflation it's important to remember that inflation is caused by expectations as much as by reality. If people and companies expect prices to go up, they'll start charging more for their products and services -- which is inflation. Inflation will only abate when expectations change. So when we see a chart like this one it's not only that President Biden's policies created inflationary conditions, his policies also created the self-fulfilling expectation of inflation. Presidents Obama and Trump spent boatloads of borrowed money and ran up the deficit, but something about President Biden (and, of course, the global environment) really spooked people. real Really bloody excellent omens... By journal.neilgaiman.com Published On :: Tue, 29 Jun 2021 12:57:00 +0000 Many, many years ago (it was Hallowe'en 1989, for the curious, the year before Good Omens was published) Terry Pratchett and I were sharing a room at the World Fantasy Convention in Seattle, to keep the costs down, because we were both young authors, and taking ourselves to America and conventions were expensive. It was a wonderful convention. I remember a huge Seattle second-hand bookstore in which I found a dozen or so green-bound Storisende Edition James Branch Cabell books, each signed so neatly by the author that the bookshop people assured me that the signatures were printed, and really ten dollars a book was the correct price. I could afford books. Good Omens had just been sold to UK publishers and then to US publishers for more money than Terry or I had ever received for anything. (Terry had been incredibly worried about this, certain that receiving a healthy advance would mean the end of his career. When his career didn't end, Terry suggested to his agent that perhaps he ought to be getting that kind of advance for every book from now on, and his life changed, and he stopped having to share a hotel room to save money. But I digress.) Advance reading copies of Good Omens had not yet gone out, but a few editors had read it (ones who had bid for it but failed to buy it) and they all seemed very excited about it, and thrilled for us.On the Saturday evening Terry left the bar quite early and headed off to bed. I stayed up talking to people and having a marvelous time, hung in there until the small hours of the morning when they closed the hotel bar and all the people went away, and then headed up to the hotel room room. I opened the door as quietly as I could and tiptoed in the dark across the room to where my bed was located.I'd just reached the bed when, from the far side of the room, a voice said, “What time of the night do you call this then? Your mother and I have been worried sick about you.”Terry was wide awake. Jet lag had taken its toll. And I was wide awake too. So we lay in our respective beds and having nothing else to do, we plotted the sequel to Good Omens. It was a good one, too. We fully intended to write it, whenever we next had three or four months free. Only I went to live in America and Terry stayed in the UK, and after Good Omens was published Sandman became SANDMAN and Discworld became DISCWORLD™ and there wasn't ever a good time. But we never forgot it.It's been thirty-one years since Good Omens was published, which means it's thirty-two years since Terry Pratchett and I lay in our respective beds in a Seattle hotel room at a World Fantasy Convention, and plotted the sequel. (I got to use bits of the sequel in the TV series version of Good Omens -- that's where our angels came from.)Terry and I, in Cardiff in 2010, on the night we decided that Good Omens should become a television series.Terry was clear on what he wanted from Good Omens on the telly. He wanted the story told, and if that worked, he wanted the rest of the story told.So in September 2017 I sat down in St James' Park, beside the director, Douglas Mackinnon, on a chair with my name on it, as Showrunner of Good Omens. The chair slowly and elegantly lowered itself to the ground underneath me and fell apart, and I thought, that's not really a good omen. Fortunately, under Douglas's leadership, that chair was the only thing that collapsed. The crumbled chair. So, once Good Omens the TV series had been released by Amazon and the BBC, to global acclaim, many awards and joy, Rob Wilkins (Terry's representative on Earth) and I had the conversation with the BBC and Amazon about doing some more. And they got very excited. We talked to Michael Sheen and David Tennant about doing some more. They also got very excited. We told them a little about the plot. They got even more excited.Rob Wilkins and David Tennant on the second day of shooting.Me and Michael and Ash aged nearly 2.What it was mostly like shooting Good Omens: peering into screens while something happened round the corner.I'd been a fan of John Finnemore's for years, and had had the joy of working with him on a radio show called With Great Pleasure, where I picked passages I loved, had amazing readers read them aloud and talked about them.(Here's a clip from that show of me talking about working with Terry Pratchett, and reading a poem by Terry: https://www.bbc.co.uk/sounds/play/p06x3syv. Here's the whole show from YouTube: https://www.youtube.com/watch?v=j7OsS_JWbzQ with John Finnemore's bits too.)L to R: With Great Pleasure. John Finnemore, me all beardy, Nina Sosanya (Sister Mary in Good Omens) Peter Capaldi (he played Islington in the original BBC series of Neverwhere).I asked John if he'd be willing to work with me on writing the next round of Good Omens, and was overjoyed when he said yes. We have some surprise guest collaborators too. And Douglas Mackinnon is returning to oversee the whole thing with me.So that's the plan. We've been keeping it secret for a long time (mostly because otherwise my mail and Twitter feeds would have turned into gushing torrents of What Can You Tell Us About It? long ago) but we are now at the point where sets are being built in Scotland (which is where we're shooting, and more about filming things in Scotland soon), and we can't really keep it secret any longer. There are so many questions people have asked about what happened next (and also, what happened before) to our favourite Angel and Demon. Here are, perhaps, some of the answers you've been hoping for. real Are older releases of the database really unsupported? By www.orafaq.com Published On :: Sun, 28 Jul 2013 10:19:47 +0000 articles: RDBMS ServerI see posts on Oracle related forums about various releases (anything that isn't 11.x or 12.x) being "unsupported". This is wrong. Of course you should upgrade any 9i or 10g databases, but you don't have to. Oracle Corporation's lifetime support policy is documented here, Lifetime Support Policy take a look, and you'll see that release 10.2 was in premier support until end July 2010 when it went into extended support. At end July 2013, it goes into sustaining support. Sustaining support will continue indefinitely. Even release 8.1.7 will have sustaining support indefinitely. So what is sustaining support? That is documented here, Lifetime support benefits To summarize, extended support gives you everything you are likely to need. What you do not get is certification against new Oracle products or new third party products (principally, operating systems). But does that matter? I don't think so. For example, release 11.2.0.3 (still in premier support) is not certified against Windows 8, but it works fine. Sustaining support has a more significant problem: no more patches. Not even patches for security holes, or changes in regulatory requirements. The security patch issue may of course be serious, but regulatory issues are unlikely to matter (this is a database, not a tax management system.) Think about it: 10g has been around for many years. It is pretty well de-bugged by now. If you hit a problem with no work around, you are pretty unlucky. Sustaining support gives you access to technical support, available patches, software, and documentation. That is all most sites will ever need. Right now, I am working on a 9.2.0.8 database. It cannot be upgraded because the application software is written by a company that does not permit a database upgrade. Why not? Well, the reason may be commercial: they have a replacement product that is supported on newer databases. But that is nothing to do with me. The database works, the software works. Making it work better is a challenge - but that is what a DBA is paid to do. Don't just write it off as "unsupported". Of course I am not suggesting that users should not upgrade to current releases - but upgrades are a huge project, and can have major implications. Running out dated software is silly, unless you have an irrefutable reason for so doing. The lack of security patches make you vulnerable to data loss. The lack of regulatory patches may make it illegal. The lack of newer facilities will be restricting the utility of the system. You may be losing money by not taking of advantage of changes of newer technology that can better exploit your hardware. If anyone is looking for consulting support to upgrade their database - my boss will be happy to give you a quote. But I won't refuse to support you in the meantime. -- John Watson Oracle Certified Master DBA http://skillbuilders.com Full Article

real Zillow and Trulia Remain Irrelevant in Austin Real Estate Market By crosslandteam.com Published On :: Mon, 30 Mar 2015 13:42:13 +0000 Both Zillow.com and Trulia.com could vanish tomorrow, completely – websites crash and stay down forever – and it would make ZERO difference, at all, in the successful sale of any home in Austin TX, or elsewhere in the U.S. Period. There is no hardship or selling disadvantage created for sellers or their listing agents if their real estate listings do not appear on these real estate entertainment and advertising websites because it is not the purpose of these consumer portal sites to sell homes, but instead to sell advertising to Real Estate Agents. These consumer sites not only fail to cause homes to sell, the websites fail to create smarter, better educated buyers and sellers. Instead, they create consumers exposed to bad data, and too much of it. Including the ridiculous Zestimate, which everyone knows is inaccurate but which nonetheless remains the “favorite” feature of Zillow.com users, according to Zillow. ... real New Realtor.com Agent Beta Profiles now Live in Austin By crosslandteam.com Published On :: Sat, 03 Oct 2015 15:52:36 +0000 I attended the Presentation in Austin this week announcing the Beta rollout of Realtor.com’s new Agent Profiles. Austin is the only city in the US with this live, though it will soon also be turned on in the state of Rhode Island. Though not fully baked, I’ve set up my profile. The “Sold Listing are not yet populating, but should be on the map by mid October. There will also be a Team Profile. Here is what it will look like when viewing a map of Sold Listings in Austin. Pretty cool, right? Are Realtors happy about this? Many are not. The Realtor online forums are ablaze with ignorant complainers, moaning and griping about this, and how it’s “unfair” to populate Realtor profiles or Sold Maps with actual closed sales because it makes the Newbies and part timers look bad. Those of you agents complaining are missing some important data ... Read more Full Article Austin Real Estate Business and Technology
real The Crossland Team is Back at Keller Williams Realty Austin SW Market Center By crosslandteam.com Published On :: Thu, 19 May 2016 14:41:27 +0000 And the real estate journey continues … Sylvia and I started Crossland Real Estate in Jan 1993, and remained independent until we sold our property management portfolio in 2004 and “retired” for a year. We didn’t actually formally retire … more of a sabbatical … as we were still in our 40s with kids 9 and 12. But we did take a year off from active real estate “production”. We weren’t sure whether we wanted to remain in real estate forever or not. I started a telecom services company and dabbled in Business Brokerage, both of which were interesting pursuits worthy of a full effort, and which I could have succeeded at doing, but after some time off from the daily real estate routine, something happened… The phone rang. It was Real Estate. It wanted us back. Sometimes distance from something brings perspective and a renewed appreciation of it. So, ... Read more Full Article Austin Real Estate Business and Technology

real Be Cautious in Picking your Austin Realtor By crosslandteam.com Published On :: Sun, 19 Jun 2016 22:28:06 +0000 New York Times columnist Paul Sullivan recently wrote about this DJ posing as a financial advisor. It was one of those setups like you see on TV. They removed his dreadlocks and body piercings, put him in a suit, taught him some basic scripts like “a 401K is the way to go“, and had him meet with actual financial clients to discuss their financial needs and how he can help. When he went for the “close”, all but 1 client said they would work with him. He had zero experience, no qualifications (though I’ll bet his conversational skills helped). But since he looked the part and knew some buzz phrases, and the prospective clients didn’t know the right questions to ask, he was able to win their trust just by being nice and personable. The point of the experiment was to illustrate that the vast majority of financial clients do ... Read more Full Article Austin Real Estate

real The Growing Acceptance of Real Estate Value Inaccuracy By crosslandteam.com Published On :: Tue, 14 Nov 2017 15:24:49 +0000 What is your Austin home worth, right now? When considering a sale, it’s generally worth “market value”, defined loosely as the highest price a buyer would pay, and that a seller will accept in an open, competitive market. This assumes neither buyer nor seller are under any undue stress or duress external to the transaction itself. Many homeowners want to know their home value even when not considering a sale. Such as when protesting assessed property value at Travis County. Or maybe you are just curious, or you want to update your Net Worth spreadsheet with a current value. If you don’t want the “market” to determine your home value, because you don’t want to sell, there now exists a plethora of “Automated Valuation Model” (AVM) tools that will tell you the supposed value of your home online based on mathematical algorithms and data. The most well know is perhaps ... Read more Full Article Austin Real Estate Business and Technology Investing Living in Austin Sales Market
real Austin Real Estate Market Update Aug 2018 By crosslandteam.com Published On :: Tue, 25 Sep 2018 19:06:15 +0000 The Austin real estate market has begun to level off and slow down a bit, but that fact is not yet fully reflected in the market statistics, other than Days on Market creeping up. Nevertheless, Median Sold price is up to $322K, an increase of 8% over August 2017. I see more price drops coming across the listing update feeds I follow as well, and I also see more “back on market” listings. This softening of the Austin real estate market may more fully appear in the September through December stats as I expect Days on Market to keep rising and price increases to slow. Real Estate cycles in Texas have traditionally run 4 to 7 years. We’re in year 7 of a continuous increase in prices, which is outpacing the very strong job growth Austin has enjoyed over the same period. But prices have run away from wages. Austin ... real Understanding the Recent NAR Commissions Lawsuit: A Realtor’s Perspective By crosslandteam.com Published On :: Tue, 21 May 2024 22:25:07 +0000 The recent lawsuit involving the National Association of Realtors (NAR) and subsequent news coverage have sparked significant discussion within the Realtor community. I’d like to take this opportunity to share my perspective on the home buying and selling process, how Realtors are compensated, and the concept of ‘Uncompensated Effort.’ Realtors earn what is known as a ‘Success Fee.’ Essentially, we provide all our services for free until the transaction is closed and funded, at which point we receive a commission. Efforts that do not result in a closing are what I call ‘Uncompensated Effort.’ Every Realtor incurs this overhead, and it’s an integral part of a system that benefits consumers. Both buyers and sellers appreciate this system because it allows them to access services at no cost, even if they never purchase a home or their property doesn’t sell. For example, a buyer might contact an Austin Realtor based on ... Read more Full Article Austin Real Estate Sales Market austin realtor NAR Lawsuit Realtor Commissions

real No Reality For Stars and Near-Stars By hucksrealm.blogspot.com Published On :: Tue, 07 Apr 2015 05:19:00 +0000 America, listen to this fact: Joe and Teresa Giudice are convicted felons! True, since both were convicted in federal court after admitting they bilked $5 million by submitting phony documents to obtain construction and bank loans; concealed assets, lied to bankruptcy officials and failed to file a 2004 tax return. Both were ordered to pay restitution: Joe, $414,000 and Teresa, $200,000. She is currently serving a 15 month sentence and Joe will report for a 41 month term in federal prison when she is released on parole. Exact charges for both were bankruptcy and mail frauds; and conspiracy to commit wire fraud. This crime doesn't make sense since Teresa had a net worth of $11 million, but it doesn't end there! Joe recently appeared in Passaic County Court for driver license fraud. Apparently, he borrowed his brother's identification papers and sought a new one to replaced his suspended one for driving while intoxicated. The judge described Giudice's driving record as "mind boggling" since it contained thirty-nine (39) suspensions! Giudice had accepted a plea agreement, but attempted several ploys to even downsize that. He was hesitant to accept the deal, convinced of his innocence, but relented after a hurried conference with his attorney. Giudice was sentenced to license revocation of two years and a $10,000 fine. His attorney attempted to argue Joe was destitute, but the judge reminded them Joe had recently been paid $75,000 for a tabloid interview. Giudice was also sentenced to 18 months in jail, but this will run concurrently with federal incarceration. Both never seem to accept reality nor the harm their children are experiencing. Joe was heard bragging about a return to Real Housewives of New Jersey for a "lot of money." Yup, he has learned his lesson. I recently cancelled a subscription to a tabloid magazine for several reasons, but the most prominent was the Guidice Family brandished prominently in several issues in an apparent attempt to evoke sympathy. Yet, Mr. and Mrs. Guidice created their own angst through acts resulting in prison and great sadness for their children. These kids deserve some publicity to illustrate harm done by their parents' greed, avarice and self-sanctification. Joe and Teresa deserve no positive publicity since he will probably be deported to Italy after prison release. Their actions will undoubtedly result in a family breakup with Joe's forced Italy return courtesy of fraud and lying. Teresa is claiming she is so innocent and it was all Joe's fault; disregard her lying to bankruptcy officials; those pesky Teresa Guidice signatures on the bilking documents; and, oh, concealed assets. This particular magazine and others post continuous articles which tend to influence others it's all right to commit felonies-just look at all the money the Guidices are going to make afterwards. No felony stigma for Teresa since Bravo Network, allegedly, wants Teresa back for season 7 of RHONJ. Don't get me wrong; I believe everyone deserves a second chance for redemption and regain societal position. Yet some magazines, net sites and possibly Bravo Network seem to think redemption isn't necessary nor paying for crimes against society. Both need to experience humility, pay their restitution, endure prison and chastise themselves for the impact upon their children; and the institutions bilked-not to receive positive publicity treating them as innocents. Change focus to the Kardashians whose claim to fame emanated from Kim's sex tape. Never mind many celebrities who spend years of blood, sweat and tears to gain the public eye; just put forth a sex tape and take it for all its worth! The only one who has earned legitimate adulation is Bruce Jenner for his Olympic feats. Other family members have used a scripted reality show, sex, failed marriages, good spin and of course, MONEY to gain entry into the wide, wide world of celebrities. Spin, public relations, drama; all combine to bring them into your home while the resulting influence is for little people to emulate their actions: and voila, SUCCESS-NOT. Its all make believe for a gullible public. A side note-Martha Stewart was also convicted of a felony and served time in prison. She is almost regarded as never being there; it just didn't happen since Stewart possessed MONEY and hired good PR people. All this is sad, but true, but the new moniker is : Felonies go away if you have the MONEY!: AT LEAST IN THE PUBLIC EYE!! (But they remain in NCIS!) Full Article
