Access Realty Fast Start Training

by Mike Carraway

It happens almost daily in this great country of ours. A new real estate agent gets thier license. Then, they set off on a journey to learn how to get customers and how to do business.

Unfortunately for most of them, they try for about 3 to 6 months, don't get any business, and quit. Why?

Well, look at it this way - if you opened up a new business and had no customers in your first 6 months - what would you do? I know that I would be questioning my own abilities at getting cusomters, wouldn't you?

Having seen this happen so many times with new agents, I knew that there had to be a way to give new agents the tools and techniques they needed to succeed quickly. Over a 5 year period, I deveoped what I call our proprietary "Fast Start" program.

This program takes someone with zero sales experience, with no knowledge of marketing and teaches them the basics of response generating advertising and marketing. Most real estate agents have no idea why people call on an ad. When the students in Fast Start complete their training, they not only know why, but they can accurately track their ad performance and cost per call. They can also measure conversion rates. All of these things are a must for any business.

The second big part of this program is how to manage those leads that are generated and follow up with them so that they actually become customers or clients. The students are taught to set up a simple follow-up system and several different "action plans". Combining this foolow-up system with the lead generation is the cornerstone of the Fast Start program.

Most of the students who apply what they learn in the real world ususally have a real estate transaction pending within their first 30 days. That's how good the program works. Not everyone who goes through the program is successfull. Some students learn the information and then do not apply it. Why? Hard to say. I think one of the biggest reasons is fear of success.

They know that if they are successfull, they'll have to work. They also know that if they are successfull, most of their problems will go away and they won't have any excuses any more. Of course, it's just my opinion.

If you are in the real estate business and actually WANT success - you should take our next Fast Start training class and get on the fast track to success.

How to Sell Your Home when Prices are Falling

I guess it's now official. The real estate bubble has burst. When the inventory figures for homes show they are going up nationwide AND it's in the national media, you can be sure that it's already been happening for a few months now. The NY Times and Jouranl and just about every other news outlet decided today that it was a story - so I guess it's official.

Those of us in the real estate business have known it for the last 3 months and we could have told you so. We have sales figures and "time on market" statistics that can back up our claims. We have been telling successful sellers what's happening and how to price their homes accordingly. Now - 3 months later, the media is catching on.

The story is that the supply of homes on the market is rising and the number of buyers isn't. What that means to you is that your home will sit on the market longer without selling. In fact, two of the articles I've read state simply that it would take over 6 months to sell all the homes currently for sale. What they leave out is that more homes come on the market every day, further increasing the glut.

As the number of homes on the market increases, it takes further price reductions to get some of those homes to sell quicker, which, in turn, lowers the reflected market price of all homes. Sellers will wait and wait and then lower their price - too late. What they don't realize is that they are chasing the market down.

The market price of their home goes down and then they lower their price just above the market price and wait. While they wait, the market price goes down further, putting them farther and farther away from the market value, until they lower the price again.

So, as a seller, what should you do right now?

Simple, lower your price to a point that is BELOW the current market value. Ask your agent to take some time and do a good market analysis to get a feel for what your home is worth right now. Then, price it below that number. If you do this, you will have hungry and willing buyers lining up to make offers on your home... but only for a short time in a falling market. If you wait too long, and the market coninues to drop, then you will be priced above the market again and have to reassess the situation.

The smart thing to do is price your home low and let the market come to you, rather than chasing the market down. One strategy results in buyers, the other results in foreclosures. But you have to decide which strategy to persue.

Nielsen releases podcast ad effectiveness tool as UK audiences expected to swell

The tool has already been running in the US and so far the results have found that 57% of podcast ads tested outperformed pre-roll video in driving purchase intent and 70% of respondents agreed that the podcast ads increased their awareness of products and services.

Terms of the deal were not disclosed and depend on performance goals. The Times bought podcast studio Audm for $8 million in March and is hiring prominent journalists to host new programs. With Serial, the Times owns the 14th largest podcast production company with roughly 4 million listeners and the iconic Serial franchise that was the first breakout hit. 3 Reasons You Should Send Employees to Conferences

According to the latest statistics from ASTD (American Society for Training & Development), U.S. companies spent almost $126B on employee education in 2010. A good portion of that was spent on e-learning. While remote education is now a popular and cost-effective method for providing access to the continuing education employees need, businesses shouldn't depend solely on this method. Rather, companies should blend e-learning with face-to-face learning by sending them to live industry conferences. Continue reading to learn three reasons you should send some of your employees to conferences.

Increase Networking Opportunities
One benefit of in-person conferences is that your employees can meet interesting and knowledgeable people who may inspire them to go “above and beyond” once they return to work. In-person conferences also provide opportunities for your employees to ask questions and exchange ideas with industry experts, conference speakers, and other attendees. These types of interactions are most effective when conducted in-person.

Capitalize on Internal Talent
At live conferences, attendees are often exposed to some of the most up-to-date and modern business techniques and products used in your industry. Your employees may return to their jobs with new ideas that can be applied within your company which may transform and improve some aspect of your organization. In addition, your employees’ new-found knowledge could save you money since you would have less need to recruit “new blood.” This makes good business sense since your current employees have already proven their value and loyalty, unlike new talent that you may recruit.

Make Employees Happier
Finally, an employee who attends a conference in another city or state may greatly appreciate the opportunity to enjoy a short break from the office, attend interesting sessions at the conference, and enhance their knowledge. It can be rejuvenating, refreshing, and stimulating. They should return to work more inspired and motivated as a result of their experience.

Skills the Online Classroom Builds for Corporate Success

The online versus traditional classroom debate has been going on for some time now. You can't get through one blog on eLearning or modern education without finding a discussion of the pros and cons of the digital classroom and online degree programs. The debate has been going for some time now and has seen many different facets and opinions. While online schools were shunned from the start, today they have grown and flourished into highly regarded institutions for higher learning. Today, rather than simply disregarding online learning as a lesser option to brick-and-mortar schools, people are beginning to see the two entities as options for different learning styles and lifestyles. There are many people who can benefit and really grow from their experience in the online classroom. Online learning facilitates many of the same skills traditional learning does, but has a few added elements. As our society becomes more and more married to the online and digital world, a comfort and ease in these areas becomes very important in the professional world.  The following three skills, essential in the corporate world today, are established and perfected in the online classroom.

Text-Based Communication

As text messaging, online instant messaging, and emailing become expected methods of communication, the ability to communicate clearly through text is vital in business. Proper etiquette in professional emailing and professional communication is very important. Though it might sound silly, text-based communication can actually be a very challenging thing for many individuals. There are those who struggle with communicating their thoughts in writing and who struggle with natural communication through text. Face-to-face communication is a very different game than text-based discussion. Online classes and online learning can actually provide a really strong foundation for text-based communication. Students have to use email, text, and instant messaging to convey any of their thoughts, ideas, or questions to professors and classmates. Online students gain an important familiarity with text communication and non-traditional discussion.

Flexible Learning Style

Above almost all else, online learning promotes a flexible learning style. Students are thrown into a very foreign way of learning and taking in information. The online classroom can take a lot of adjusting to conform to. This ability to quickly adapt to new atmospheres and methods can be extremely valuable in the corporate world. In business, there is a lot of fluidity and change. Individuals who are able to flow with change and new approaches easily tend to succeed in the professional business world. As an online student, you'll have to learn new technologies quickly and easily. New platforms are introduced and new classroom techniques are used depending on the professor's preferences. This ability to quickly adjust and learn is extremely useful in the corporate world.

Self-Motivation and Drive

Pursuing an online degree is often done completely solo. In many cases, students who embark on the path of an online degree do so on their own accord. Online students do not have the traditional built-in support system of a campus full of other students pursuing the same goals. This means that online students typically have to demonstrate significant self-determination and motivation to succeed in an online program. While you have the support of your school, professors, and classmates, the support is not as immediately available and apparent at times. This self-motivated drive is an invaluable trait to possess in the business world. Corporate leaders are individuals who can motivate themselves to really go the extra distance and succeed. Self-motivation and drive are essential in the corporate world and often found within online students.

Top 10 Tips for Podcasting Success

As podcasts increase in popularity, listeners have more choices. So while you might be ahead of the competition, you should still be thinking about ways that you can make your podcast unique and stand out from similarly themed podcasts.

1. Plan Accordingly.
When making the decision and commitment to podcast, it is important to think beyond the moment. Before starting, think about the time the podcast production will take. How will podcasting fit into a current schedule? How frequently will you podcast? How will hosting of podcasting files be handled? If the podcast is excessively popular, how will fees be generated to pay for hosting? What is the common theme that threads all podcasts in a series together? Think not only of a broad theme, but also various episodic themes that fit into a broader theme. What will make you distinct or different from others podcasting about similar content? By approaching podcasting with a little forethought, you will set yourself up for success.

Pork Sector Stakeholders Invited to Provide Input for 2025 Planning Process

Farmscape for November 8, 2024

The Swine Health Information Center is inviting pork sector stakeholders to provide their input into its annual plan or work planning process.
Each year, as part of its mission to protect and enhance the health of the U.S. swine herd by minimising the impact of emerging disease threats, the Swine Health Information Center reevaluates its activities and research priorities.
SHIC Executive Director Dr. Megan Niederwerder says stakeholders are invited to provide their input to help identify the greatest needs, the greatest emerging disease risks and where activities should be focussed in 2025.

Quote-Dr. Megan Niederwerder-Swine Health Information Center:
Our five strategic priorities are to improve swine health information, to monitor and mitigate risk to swine health, to respond to emerging diseases, to conduct surveillance and discovery of emerging diseases and then to prioritise swine disease risk through our disease matrices.
We look at those five strategic priorities, we start to look at allocation of budget and resources then we have a series of stakeholder meetings that occur throughout the fall.
This includes pork producers, veterinary diagnosticians, swine health researchers, pork producer state organizations, swine veterinarians and other industry stakeholders that can help us to identify those emerging disease risks and priorities that should be included on the 2025 plan.
After the conclusion of the stakeholder listening sessions, we take those research priorities and ideas that have been generated to the two Swine Health Information Center working groups.
This working groups assist us in helping to prioritise each of the research topics with regards to how they help us to build a SHIC mission.
We then take those prioritised ideas and research objectives to the SHIC Board of Directors who help review and revise and ultimately approve the plan of work for the upcoming year.

Dr. Niederwerder says the goal is publish the plan by the end of the year to inform stakeholders of upcoming activities and outline research priorities to enable researchers to submit proposals to address those priorities.

Modest Increase Forecast in Canadian Pork Production in 2025 and Higher Prices

Farmscape for November 12, 2024

A Guelph based hog market analyst is forecasting a modest increase in Canadian pork production in 2025 and higher prices.
“The Competitive Status of the Canadian Pork Industry,” was the topic of a keynote address last week at Saskatchewan Pork Industry Symposium 2024 in Saskatoon.
Kevin Grier, with Kevin Grier Market Analysis and Consulting, says Canada is the sixth largest pork producer in the world but the fourth largest exporter so, as the old saying goes, it punches above its weight.

Quote-Kevin Grier-Kevin Grier Market Analysis and Consulting:
In terms of the outlook for 2025 I'm expecting, based on the last Hogs and Pigs Report, to have a modest increase in production in 2025.
We have less beef because of where we are at in the cattle cycle and we're going to have less beef next year and the year after that so pork should be able to make competitive gains in the meat case or on the menu at restaurants so, in some respects, the pork industry is probably hoping that pork can gain market share at the expense of beef.
We still will be aggressive exporters and I'm hoping to see, for the sake of the industry, improved demand in 2025 because of the beef situation so we should have more production.
But, probably and hopefully for the sake of producers, we should see an increased price in 2025 compared to 2024.
Again, part of our keys is the fact that we are a low-cost producer at the farm level.
According to data from InterPIG, Canada is always among the lowest cost producers in the world, a little bit higher cost than Brazil or the United States, but always right there among the most competitive in terms of producer production costs.
We may not be a low-cost producer at the packer level but we compete in other ways, through increased quality specifications, service, that sort of thing so from the farm to the packer we are competitive industry and that's how we compete, on costs but also on service and quality.

Grier invites any interested to contact him at kevingrier.com to request a three-month trial subscription to his Canadian Pork Market Report.

Vehicle Cleaning Services To Get Your Car Looking Great Again

Your vehicle drives the roads through all types of weather and dirty conditions, which can leave the outside of your vehicle looking gross and dirty. A dirty vehicle not only looks bad, but it also can lead to permanent damage to your vehicle that you cannot wash off in the form of scratches, hard water stains, and corrosion, especially if you live in a climate that has salt applied onto the roads to combat ice and snow. Here are some car wash services that you can look for to keep your vehicle clean and protected.

Do-It-Yourself Cleaning

When you want to use your own supplies at home to clean your vehicle, there are a variety of ways you can do so. Just be sure you wash your vehicle in the shade where it will remain cool. The heat of the sun can make the exterior of your vehicle so hot that it will cause the cleaner or water to evaporate and leave hard water and soap stains stuck on the exterior and paint. So look for a shady spot to wash your vehicle if it is hot outside.

You can use a traditional bucket of soapy water, a car wash sponge, and your garden hose to rinse the vehicle after scrubbing it clean. You can also invest in a water-less vehicle cleaning system that allows you to clean your vehicle with a gel solution and wipe it clean with a cloth. Or you can use a rinse-free cleaning system where your cleaning mixture of soap and water cleans and rinses the vehicle so you can follow up by wiping it clean.

Professional Hand Cleaning

When you want your vehicle to look magnificent but you don't want to put into it any effort, you can take your vehicle to a professional cleaning service center. They will wash, clean, and rinse your vehicle and even dry it by hand using high absorbency towels to give your vehicle a great-looking shine. They will focus on removing hard water spots from the windows and mirrors, and also take the time to clean off areas that a basic machine wash may miss, such as around your fenders and the tar spots that are picked up on your vehicle's side panels from road construction.

This type of service also includes washing and detailing around your vehicle's tires and rims to make them shine again. Then, if you want the interior of your vehicle cleaned out, they can provide a detailing service for the upholstery, vinyl, and carpeting.

Shipped Your Car From Hawaii To The Mainland? It Needs Car Detailing Services

If you've recently moved from Hawaii to the mainland and shipped your car as well, it's a good idea to have your car detailed as soon as possible. The elements of weather and nature in Hawaii can wreak havoc on vehicles in so many ways. A professional car detailing service will remove salt, sand, soil, and residue so your vehicle looks like it just came off of a showroom floor instead of from an island in Hawaii. Here's why your car should be detailed and where attention needs to be focused on the most.

Harsh Conditions for Vehicles in Hawaii

While you likely enjoyed being outdoors in Hawaii and the weather conditions, Hawaii is harsh for vehicles.

  • Salt. The salt in the air and sea spray from the ocean can cause significant damage to your vehicle's hard surfaces. Salt can eat away at the clear coat, paint, and undercarriage. Extensive rust is commonly found on vehicles in Hawaii. The salt can also leave residue which causes spots on the glass, so your windows, mirrors, and lights may have mineral spots on them that need to be carefully removed so as not to scratch the glass.
  • Sand. When living on an island, sand can get into every nook and cranny. Even if you religiously cleaned your vehicle at a neighborhood carwash, there's probably sand somewhere in your vehicle. If some sand is in your wheels, it can damage your brake pads and wheel bearings.
  • Soil. Volcanic soil is corrosive. Therefore, any soil from Hawaii remaining on your car can cause corrosion. Ask the car detailing service to pay particular attention to the undercarriage and wheel wells to remove the soil and the corrosive residue from the soil. Also, volcanic soil has a dye-like substance, so you'll want to have the detailing service give the interior a deep clean as well.

Focus Attention Everywhere

When detailing a car that has been in Hawaii for an extensive period of time, attention needs to be focused pretty much everywhere the salt air has touched to remove salt and salt residue. The detailer should also remove all sand, soil, and soil residue. Be prepared to replace the floor mats, as they may have discoloration on them from the dye-like substances in the volcanic soil. Also, be sure to have the trunk of the car detailed as well, especially if you placed items in it from excursions to the beaches, parks, and volcanos.

Contact a car detailing service near you to learn more.
