[Vaccine] Side Effects That Were Unavoidable

The meaning of the title of this post is up for grabs in the Supreme Court in a vaccine case against drug company Wyeth, now owned by drug giant Pfizer. It's a complicated case in legalities, and which court should be hearing the arguments, and more jargon and nonsense.

What it's really about, is that a little girl was severely harmed by a vaccine years ago, and several years later that vaccine was removed from the market because it was so dangerous. Yet the courts say the proof is not there that the vaccine was at fault.

"...case turns on the text of the federal law, which bars ordinary lawsuits “if the injury or death resulted from side effects that were unavoidable even though the vaccine was properly prepared and was accompanied by proper directions and warnings.”

Much of the argument concerned the meaning of the word “unavoidable.”
“The language that they used is certainly, to say the least, confusing,” Justice
Ruth Bader Ginsburg said." [NY TIMES]

The Obama administration sides with Wyeth. The record of the FDA in coming to the aid of US public health is so abominable, it makes the reference to it in the following quote worse than any Comedy Central punch line:

"The U.S. government filed a brief and argued on behalf of Wyeth, with assistant to the solicitor general Benjamin J. Horwich telling the court that the Food and Drug Administration and Centers for Disease Control make determinations about which vaccines are safe and effective, and it should stay that way.

'It would be extraordinary to institute a system where juries would be second guessing a decision' by federal experts, he said." [Post-Gazette]

As they say in the movie business, "What a throw-away line!" Any jury would have the benefit of input from various experts from all sides--and in this age of skepticism of government oversight, from Katrina on down to the recent multi-million-egg recall, who wants to have the sole last word on vaccine safety be the FDA and CDC? Hands please?

"Justice Sonia Sotomayor, meanwhile, seemed to sympathize with the argument that manufacturers could keep less safe vaccines on the market without a legal incentive.

'What is the motivation for manufacturers to continue testing [vaccines] and voluntarily stopping [sales] if a better design is found somewhere else?' she asked. 'I don't see why they should stop before they cause as many injuries as they need to before the FDA tells them to stop.' " [Post-Gazette]

--A voice of clarity amidst the dense fog.

All the News That Fits Shouldn't be Print

Statins don't lower mortality rates--niacin can help, flouride doesn't prevent cavities--xylitol is proven to work, vaccines are tampering with our primary immune systems causing lunges in elevations of childhood diabetes, asthma, and yes, autism spectral dysfunctions.

Banks are foreclosing on the lousy loan holders they goosed into biting at the worng hand. Slow moving DA's back east are pouncing on BofA and Wells Fargo for hazy unethical methods of screwing the little guy who wanted to own his own home.

The media makes every little sensational story about sexual deviancy and celebrity maladjustment and being held up to close judgmental scrutiny a huge ational dilemma--it's not.

Where';s the truth these days? If Israel attacks Iran because they built Nuke capable weapons does that help keep those weapons holstered? As the Republicans spout the stupidest nonsense that school children laugh about because if they said it their teachers would wonder why they were trying to be goofy, one wonders where the cooler heads are that need to prevail because in fact  there are seriously mega-desctructive weapons out there that can kill us all, and there are financial greed mongers and drug pushers who could kill us all a little more cleverly, but dead just the same.

Time for the cooler prevailing heads to speak out loudly, before they start getting squashed into a corner by some Gingrich fathead know-nothing amd makes them look like the radicals of the hippie dippy 60's.--You know, the drug-crazed free-sex nuts who thought the War in Vietnam was wrong and took so many years to gain traction because Nixon said they were commie-infiltrated and anti-American.

Is that what we are? A bunch of drugged up terrified hair-brained whacko's? The middle class that goes to work every day and makes the place run? And have to listen and watch nutball junk coming out of the mouths of policitians, CEO's, pundits claiming to have inside expert knowledge. Or are we lacking clear grounded leadership--or avoiding it. We voted for it last time around,. Time to start giving it some creedence after 4 years of seasoning. Stop believeing everything you read and expecially watch on TV.

Curb Appeal: What is it and How Important is it?

The last thing you want to have happen when you have your home up for sale is for people to drive up and have a look, and then drive off...nver to return again. Why did they leave?

Your home could have been the wrong style or have the wrong exterior finish. But in all likelihood, it was curb appeal.

Curb appeal is one of those magic phrases used by real estate people that means a lot of things. It could be the home itself, or they could be referring to the landscaping. Curb appeal, in is simplest form means the overall balance and harmoney of everything the eye beholds while sitting at the curb and viewing the property. If it is eye appealing and alluring, they will want to come inside and have a look around.

The amount of curb appeal your home has will determine how much inside traffic you get to the home (outside traffic doesn't count). Inside traffic into the home is what it takes to sell it. So, curb appeal will ultimately effect how much your home sells for...or if it will sell at all.

So what makes up curb appeal and how do you get it?

The Structure

Your home must appear to be in top condition and well maintained. The paint must look fresh and unblemished. Gutters must be straight and in good repair. Doors should be square and fit in their frames perfectly. Anything that looks out of the ordinary needs to either be removed, repainted, or fixed.

The Yard

The lawn should be mowed and edged, and GREEN in the spring, summer and fall. Everything that blocks the view of the home needs to be trimmed or removed. This includes bushes, shrubs, trees, etc. If people cannot see the home, they will not want to come inside. All shrubs and bushes should be manicured and shaped. Flowers and bark or mulch needs to be new and replanted if necessary. Your job is to make the yard look picture perfect BEFORE you put it up for sale. Trim all low hanging branches that interfere with the street view of your home.

If you do not want to do all of the work, hire a landscaping contractor to come up with a plan. You will be more than rewarded for what you spend in the eventual sales price of your home.

Curb appeal increase the traffic to the inside of your home. And, if people don't come inside, they won't buy it. Your agent can get people to at least take a drive by your home. It's up to you to make them want to come inside.

What Happens to “OLD” Foreclosures?

A bank or mortgage company forecloses on a property. After a few months of legal hassles, the lender finally gets clear title to the property and hires a local real estate agent. Of course, the lender, at this point, wants to try and recover almost all of the money lent on the property.

6 months or a year go by and this period is full of price reductions and repairs to the property. The property may have been vandalized, lived in by squatters, had new carpet and paint, even had new landscaping. The problem is usually that the lender refuses to set the price where it should be so the property, although shown many times, continues to sit on the market.

There is a hidden time limit for this lender. Does anyone know how long it is? How long can the lender keep a non-performing asset on its' books? How long can the property be an REO? We aren't talking about government foreclosures here (FHA and VA loans), the government can keep them forever. We are talking about bank or lender owned foreclosures.

I have a done a little research and it appears that the time limit that a private lender can keep an REO on its' books is 2 years plus or minus a little.

The questions is... What happens to the house or property AFTER the statutory time period has expired and the lender is forced to "get rid of the property at any price"?

Unfortunately, researching this topic has produced very little in the way of usable results. However, I did happen upon a few references to something called The REO Black Hole List. Apparently there really is a place that lenders can "dump" their old REO inventory as a last measure. And, they dump them at dirt cheap prices - usually for thess than lot value.

My research has found that there appears to be a handful of asset managers, companies that buy these old REO properties in bulk, that lenders turn to when they absolutely must liquidate the non-performing assets. These asset managing companies turn around and sell, in bulk, to a "secret" list of private, seasoned investors who actually purchase 50 to 100 to 400 houses at a time.

And guess what? These investors are able to purchase these homes, on average, for $2350 to $5000 per house! I kid you not. I actually spoke to an investor who bought around 182 houses direct from Fannie Mae for $400,000. You do the math. That is under $2500 per house.

The thing about this kind of setup is that the investor must buy all of the homes in a package - whether they are vacant lots, burnouts, or condemned. AND - they are not in one location but spread out all over the country. That's why the average price per home is so cheap...to spread the risk. But, these homes have all been in an MLS system somewhere - they were all REO properties at one time - so there is a way to find the market value pretty easily: Call a local agent!

AND since the investor may live in Maine or south Florida, he or she will also call a local agent to list these properties. They usually pay a high commission because the price will be low and because they have very little invested in the house. Does anyone have any experience with these types of investors? Or - if you know a local investor, would they be interested in this kind of "bulk buying"?

One other little tidbit I found out: a lot of the packages that these asset managers sell consist of only 10 or 20 homes. Think about that. You could buy 10 homes for $30,000 or $40,000. While some of them may not be the jewels you would want, several of them will always be great fix and flip homes that will sell for as much as you paid for the entire package.

Again, little information can be found on this "underground network" and the only place I could get any information was at this REO site. I know it exists. If you know how to get on this list or how to get in touch with the investors that participate, please post it! If you are in Ohio and I am in Alabama, we are not competing against each other!

What is Behind Netflixs Podcast Ambitions?

Podcasts created by big corporate brands to humanize themselves in the minds of everyday people — or branded podcasts, as they are known in the biz — are an increasingly common phenomenon these days. McDonalds launched one a while back to plug the return of its Szechuan sauce. Tinder has one, as do Microsoft and Nike and Slack. Hell, even Goldman Sachs has one, though how you’d humanize a giant octopuslike bank is anybody’s guess. So it should not come as a particular surprise that Netflix, the all-consuming video distribution platform and entertainment company that has laid waste to countless waking hours, has bought into the trend as well. But what may be a little surprising is the way in which the company has done so: As it turns out, Netflix’s various branded podcast adventures are far more peculiar, and in some ways, more interesting than one would otherwise assume.

What is Behind Apple’s Podcast Strategy?

Last week, Bloomberg dropped a fascinating scoop that Apple, the long-time impartial steward of the podcast ecosystem, is apparently planning to finance original podcasts that would be exclusive to its platforms, and that it has met with media companies to discuss possible deals toward this end. According to the report, the talks were preliminary and Apple has yet to establish a clear strategy around exclusive audio content, but whatever the actual game plan turns out to be, the company appears ready to do things with podcasting and audio shows that it hasn’t done before.

Podcasts have been revolutionary and can help us become better at what we do

The face of audio media is changing and it is all because of podcasts.

Audio media has always been prominent as it was the first true form of entertainment to exist before television came into being, and quite genuinely, I have to say I am beyond thankful radios have not yet fallen from the face of the earth.

Audio media is a key component of both traditional and contemporary technology. But, more personally, it is something that has been in my life since the day I became capable of retaining memories. With podcasts becoming increasingly popular, I believe radios will go out of style, and I will have to adjust accordingly.

A tool called Headliner is solving the discoverability issue in podcasting in a couple different ways, for both consumers and creators.

On the creation side, Headliner allows podcasters to upload snippets of their podcasts, which Headliner transforms into videos, complete with automatic captions and spiffy images or clips of your choice. The resulting files, called audiograms, can be uploaded to the social media site of your choice (unlike audio files, which no major social network allows to be uploaded).

An Overview Of Podcast History: What Are They & Where Did They Come From?

Put simply, a podcast is a web series in an audio format. It can be downloaded by the listener or it can be streamed. The joy of the podcast is that you can listen to them wherever you are. Whether you’re in the car, in the house, on the train, or doing the ironing.

Many people find podcast series that they love and will avidly listen to every episode. Some podcasts have such great followings that they spawn live tours, books, and other merchandise.

Although podcasts have seen a meteoric rise in popularity in recent years, the root of podcasts actually goes all the way back to the 1980s when they were called audio blogs.

But it wasn’t high-speed broadband and the invention of Apple iPods and smartphones came along that the world was ready for the podcast. The rise in internet speeds that made downloading or streaming podcasts possible timed itself well with the perfect devices to listen to them on.

Trends That Will Continue to Stay Relevant in Digital Marketing

Podcasting Continues Growing
Podcasting is mentioned above and has become a huge part of digital marketing. There are a number of different types of podcasts listed below:

Individuals or groups of people trying to build their personal brand. This could be a humorous podcast or professional one that helps a person establish themselves as an authority on a topic.

~ Companies that are looking to reach and educate current customers. Attracting customers in the industry in B2B situations will work far better if looking to have work contracted out to your business.

~ The sporadic podcast is of a company that sees the value in podcasting yet hasn’t dedicated time or money to the process. This could happen once a month or a few times a year. Generating listeners is about putting out content that is informative/entertaining consistently. Being able to rely on a certain podcast on a specific day provides comfort to loyal listeners.

~ Question and answer podcasts could be a favorite regardless of the ultimate goal of the podcast. Being able to answer specific questions from listeners is important. This can earn new customers and provide a sense of comfort to current customers that know they are in good hands.

~ Keep in mind that your podcast should have at least an outline to provide some kind of structure. Transcribing these podcasts can be a great way to turn these in-depth conversations into a searchable document.

hat

What Is Open Podcasting?

Open podcasting is the foundation on which the entire industry was built: in short, an ecosystem that allows content creators to share their work with listeners everywhere, through all the applications and podcast players that exist.

The magic of podcasting is discovering a new show that you look forward to sharing with friends, or following one for so long that you feel like part of a family, and all of that is made possible by the open nature of the industry.
